Senior Manager / Coordinator

 

BSL (Bay Services Ltd.) is a sister concern of Bay Developments Ltd. Bay Services Ltd. manages high-end residential and commercial buildings in Dhaka’s premier neighborhoods on behalf of condominium owners. With a team of around 400 professionals, BSL ensures the functionality, comfort, safety, and efficiency of the built environment by integrating people, places, processes, and technology.

Job Responsibilities:

Business Development & Client Management

  • Identify new market opportunities and potential clients/projects.
  • Deliver engaging client presentations and service proposals.
  • Lead pricing, negotiation, and service agreement finalization.
  • Develop value-added, tailored services for client satisfaction.
  • Drive brand positioning through strategic marketing campaigns.
  • Coordinate with Bay Services Oversight Committee (OSC) and Client Support Team (CST) for seamless service and upselling.
  • Strengthen and maintain client relationships for retention and growth.

Strategic Planning

  • Lead quarterly and yearly goal setting aligned with long-term vision.
  • Recommend operational efficiencies and cost-saving measures.
  • Forecast resource needs and allocate accordingly.
  • Align team performance with organizational objectives.

Operations & Service Management

  • Oversee daily operations and ensure service excellence across sites.
  • Lead multidisciplinary teams and supervise project execution.
  • Enforce SOPs, safety protocols, and emergency response procedures.
  • Ensure cleanliness, regulatory compliance, and facility upkeep.
  • Conduct site inspections and initiate service improvements.
  • Set quality benchmarks and ensure consistent service delivery.
  • Report operational issues, KPIs, and client feedback to management.

Vendor & Contract Management

  • Manage service contracts (security, cleaning, maintenance, etc.).
  • Oversee contract renewals and procurement processes.
  • Collaborate with Core Procurement to define terms and specifications.

Client Services & Troubleshooting

  • Resolve urgent client issues promptly and effectively.
  • Ensure uninterrupted utility support and maintenance.
  • Supervise refurbishment and new site development projects.

Training & Development

  • Organize ongoing team training with HR collaboration.
  • Conduct evaluations, review sessions, and appraisals.
  • Foster a motivating, growth-oriented team culture.
  • Identify improvement areas and skill-building opportunities.

Accounts & Budget Oversight

  • Monitor departmental budgets and control expenditures.
  • Reduce debtor aging through proactive financial systems.
  • Oversee payroll, petty cash, and budget reporting.

Procurement Oversight

  • Source and negotiate best vendor terms for quality and cost.
  • Approve purchase orders and coordinate deliveries.
  • Align procurement with Core Procurement guidelines.

Additional Focus Areas

Leadership – Security Core

  • Lead and supervise the full Security team across all projects.
  • Conduct evaluations (PDC), training, and team development programs.
  • Manage crisis response readiness across the Security Core.
  • Ensure legal and policy compliance at all levels of security operations.

Security Operations

  • Ensure overall security at all ongoing and existing projects.
  • Conduct regular inspections and risk assessments.
  • Implement and monitor security SOPs and processes.
  • Recruit Security Managers (SM), Supervisors (SS), and office staff.
  • Maintain proper administration and documentation within the Security Core.
  • Establish reward/discipline system for performance management.
  • Oversee logistics of the Security Core, ensuring readiness.
  • Report security updates and matrices to the Head of BSL.
Educational Requirements:
  • Bachelor’s or Master’s degree in Business Administration, Management, Engineering, or a related field.
Experience Requirements:
  • Minimum 5–10 years of progressive leadership experience in operations, client service, or facility/property management.
  • Strong preference for candidates with real estate, building services, or security operations experience.
